5 reasons why new-build apartments in Vienna are attractive to investors (again)
Buying a property, renting it out and building long-term financial security: investment apartments have long been a popular way to build wealth. However, the real estate market has undergone significant changes in recent years. Higher interest rates, rising construction costs and stricter financing requirements initially prompted many prospective buyers to adopt a wait-and-see approach.
Today, the picture is more encouraging. Vienna’s property market has stabilised, demand for housing loans has picked up again, and significantly fewer new homes are being approved than just a few years ago. For investors, this makes newly built apartments in Vienna well worth another look.
Why? We’ve put together five compelling reasons.
At a glance: Why new-build apartments in Vienna are attractive to investors again
- Market stabilisation: Vienna’s property market has recovered slightly following the interest rate turnaround. Rising transaction volumes and stable new-build prices are creating a more attractive investment environment.
- Declining housing supply: Building permits for apartments in multi-storey residential buildings in Vienna fell by around 39% between 2021 and 2025. The limited future supply could support the value of existing new-build apartments.
- Sustained rental demand: Continued population growth and declining residential construction activity support long-term rental prospects, particularly in sought-after residential areas of Vienna.
- New builds as a lower-risk investment: Modern building technology, high energy efficiency and reduced renovation requirements make costs more predictable and help properties remain competitive over the long term.
The combination of a stabilised property market, declining new housing supply and consistently strong rental demand creates attractive opportunities for long-term investment in high-quality new-build apartments in Vienna.
Vienna’s property market has stabilised
Let’s start with a question many prospective investors are asking: Is now actually a good time to buy an investment property in Vienna?
Following 17 years of booming property prices, the interest rate turnaround in 2022 brought a noticeable slowdown to the market. Financing became more expensive, demand declined and the number of property transactions fell. However, the sharp price drop some had anticipated never materialised – particularly in the new-build segment.
The reason? Prices for newly built apartments are considerably less flexible when it comes to downward adjustments than those for existing properties. According to the Austrian National Bank (OeNB), prices for new owner-occupied apartments are influenced more heavily by land, construction and financing costs. These factors naturally limit the scope for substantial price reductions.
Following the European Central Bank’s first interest rate cut in June 2024, both property prices and transaction volumes began to rise again. An analysis by the Austrian National Bank shows that prices for new-build apartments in Vienna increased slightly more than those for existing apartments.
In short, Vienna’s property market is now operating in a considerably more stable environment than immediately after the interest rate turnaround. At the same time, recent years have demonstrated that even during weaker market phases, there is only limited scope for significant price reductions in the new-build segment.

New-build properties offer greater predictability for investors
Older property or new build? An investment apartment is not about short-term speculation. What really matters is whether a property will remain easy to rent out for many years while generating as few unexpected expenses as possible.
This is where new-build properties have a clear advantage.
With a newly built investment apartment, the condition of the property, its technical systems and its features are known from the outset. Modern heating and cooling systems, high-quality insulation, contemporary windows and lower energy consumption can not only improve living comfort but also help keep tenants’ running costs attractive.
Older buildings, on the other hand, may require major renovations, repairs or energy-efficiency upgrades over time, potentially resulting in additional expenses. With a modern new-build property, these risks are generally much easier to calculate, at least during the first few years.
For long-term property investments, therefore, the purchase price per square metre is not the only important factor. Equally relevant is the question: How future-proof is the apartment?

Across all its new-build developments, Glorit focuses on high-quality, durable materials, energy-efficient building technology and carefully designed layouts that meet modern living requirements.
Glorit houses feature heat pumps, usually with a cooling function. Many developments are already equipped with photovoltaic systems, while all houses include the necessary conduits to facilitate future installation.
Glorit apartments also benefit from various types of heat pumps and photovoltaic systems, complemented by ceiling cooling and underfloor heating.

Significantly fewer new homes are being built
Anyone considering an apartment in Vienna as a capital investment should look beyond current demand and consider the future supply of housing.
And here, a clear trend is emerging.
According to Statistics Austria, only 31,979 apartments in new buildings received construction approval across Austria in 2025. This was the lowest figure since the relevant statistics began in 2010. The decline is also clearly visible in Vienna. In 2021, building permits were granted for 13,612 apartments in multi-storey residential buildings. By 2025, that number had fallen to just 8,300 apartments in new residential buildings containing three or more units.
That represents a decline of approximately 39% in just four years.

Of course, fewer building permits do not automatically mean that every apartment will increase in value or can be rented out without difficulty. However, the figures indicate that significantly fewer new homes are likely to enter the market in the foreseeable future than during the construction boom.
For investors, this is an important factor, particularly in major urban centres such as Vienna, where demand for housing remains strong.
Which brings us to the next point.
Rental apartments remain in high demand in Vienna
An investment apartment can only perform well over the long term if there are people who want to rent it. And this is precisely why Vienna remains such an interesting market.
New residents continue to move to the city, and not everyone wants to – or can afford to – buy their own home. At the same time, declining construction activity means fewer new properties are entering the market.
From an investor’s perspective, this combination is significant. A desirable apartment in a city with a tight rental market generally offers better prospects for continuous rental income than a property in an area affected by structural oversupply.
However, the quality and location of the individual property remain crucial. Even in a city with strong demand, not every apartment will automatically be easy to rent out.
Why Donaustadt is particularly attractive to investors
Anyone looking for an investment apartment in Vienna should certainly consider the city’s 22nd district.
According to a recent analysis by Exploreal / GEWINN, more investment apartments were verifiably purchased in Donaustadt than in any other Viennese district during the period examined. At the same time, the average price per square metre of the analysed apartments was below the Vienna-wide average.
For investors, however, the initial purchase price is only one consideration. Long-term rental potential is equally important.
And Donaustadt offers a number of compelling location advantages: abundant green spaces, proximity to the Old Danube and the Donau Auen National Park, a wide range of leisure opportunities, continuously improving infrastructure and – depending on the exact location – excellent public transport connections to the city centre and the Vienna International Centre.
This combination of high quality of life and excellent accessibility appeals to a wide variety of tenants, from singles and couples to families, international professionals and expats.
It is precisely this broad potential tenant base that makes Vienna’s 22nd district particularly interesting for property investors.
Glorit: Local expertise in Vienna's greenest neighbourhoods
Glorit has a particular focus on Vienna’s 21st and 22nd districts. Many of its developments are deliberately located close to green spaces and waterfront areas, with convenient access to public transport.
For investors, this means purchasing more than just an apartment. It means investing in residential locations designed to remain attractive to future tenants.

Renting out your property doesn’t have to be a full-time job
For many prospective investors, it is not the apartment itself that causes hesitation, but everything that comes afterwards: finding suitable tenants, organising viewings, preparing legally compliant rental agreements, coordinating handovers and dealing with questions or issues during the tenancy.
Owning a rental property will never be entirely effortless. However, with the right support, the workload can be reduced considerably.
This is where experience can make a real difference. Understanding the market, potential tenant groups and the characteristics of an easily rentable apartment helps investors make better decisions even before purchasing.
And when it comes to renting out the property, having an experienced point of contact who understands the process and can answer practical questions is a valuable advantage.
Glorit: Expertise that goes beyond the purchase
For Glorit buyers, this means benefiting not only from newly built apartments in sought-after locations across Vienna, but also from the experience of a property developer familiar with every stage of the process – from project development and purchase through to letting.
Glorit can support investors with relevant questions along the way. For further information, please contact Das Maklerhaus by Glorit.
In addition, independent financing experts are available to help compare suitable financing options and identify a solution that matches each buyer’s personal circumstances and investment objectives.
Conclusion
Significantly fewer new homes are being built in Vienna, while demand for rental apartments remains high. At the same time, recent years have shown that high-quality new-build apartments are unlikely to become substantially cheaper. High land, construction and financing costs leave only limited room for price reductions.
For investors, now could therefore be a good time to consider a newly built apartment as a long-term investment – provided that the location, quality and rental potential are right.
