Why sustainable construction is crucial today – Glorit shows how responsibility creates long-term stability

As early as June, Vienna-based premium real estate developer Glorit presented its first sustainability report. The core message is clear: sustainable construction goes far beyond climate protection; it is a powerful instrument for mitigating ecological, economic, and social challenges.
“Whether energy price shocks, resource scarcity, or the impacts of climate change, responsible construction not only protects the environment but also safeguards developers, residents, and the industry as a whole,” explains Patrick Kloihofer, managing director of Glorit. “For us, sustainability is not an add-on but an investment in long-term stability. And at Glorit, we are ideally positioned to deliver on this commitment.”
Regional value creation and durability as the foundation
Sustainability already begins with construction methods and the materials used. The timber-frame components of Glorit homes are prefabricated at the company’s own production facility in Groß-Enzersdorf. This approach shortens construction timelines, reduces waste, and ensures consistently high execution quality.
Around 90 percent of value creation is generated through regional partner companies within a 40-kilometre radius. This strengthens the local economy, secures jobs, and significantly reduces transport-related emissions.
Responsible action also guides land acquisition strategies. Existing buildings are carefully dismantled, sites are efficiently densified, and vertical development is pursued where appropriate. This creates new residential space without sealing additional green areas.
Durability is a core quality benchmark. High-quality materials, precise craftsmanship, and energy-efficient construction methods ensure that Glorit homes are built to last for generations.
Saving energy, gaining comfort

All new developments by Glorit are built as low-energy homes featuring state-of-the-art building services technology. In single-family housing, heat pumps are used, while multi-storey residential buildings rely on geothermal energy with deep drilling combined with thermally activated building systems.
Integrated ceiling cooling provides one of the most efficient and comfortable cooling solutions during warm summer days, ensuring a pleasant indoor climate without excessive energy consumption.
Up to 50 percent of a household’s electricity demand can be covered directly by rooftop photovoltaic systems. High-performance stone wool insulation materials as well as wood-aluminium windows with triple glazing ensure optimal thermal protection, significantly reduce energy costs, and deliver a high level of living comfort.
“Our homes substantially reduce energy expenses while simultaneously contributing to energy security. In addition, they keep operating costs consistently low,” Kloihofer adds.
Building sustainably means building for the future
With the industry’s first voluntary sustainability report, Glorit transparently outlines 26 targets and 44 measures, already meeting key EU requirements that mandate all new buildings to be emissions-free from 2030 onwards. Climate scientist and susform managing director Julia Fessler, who supported the preparation of the report, highlights the company’s openness as a clear competitive advantage.
Sustainability as a driver of innovation
For Glorit, sustainability is not an “expensive extra” but a powerful engine for innovation. The complete transition to digital 3D planning enables more precise material use, reduces errors, and increases efficiency across construction processes. In the future, digital inventory management systems will also be implemented to further optimize resource control.
The digital product passport (DPP) is seen as the next logical step, allowing the environmental impact of building materials to be transparently tracked throughout their entire life cycle.
“Our goal is to make a measurable contribution as a sustainable player in the construction and real estate industry,” Kloihofer states.
Economically successful – even in challenging times
At Glorit, sustainability and economic performance go hand in hand. In 2025, revenue will rise to € 100 million, while the company’s equity base currently stands at € 62.5 million. Glorit continues to invest counter-cyclically in new projects, including residential housing developments in Klöpferstraße in Vienna’s Donaustadt district (from € 713,900, including photovoltaic systems) and multi-storey residential construction in Arminenstraße near the Alte Donau.
