Where is the Alte Donau located?

The Alte Donau stretches between Floridsdorf and Donaustadt. Once a branch of the River Danube, it is now a popular leisure and local recreation area - and, at the same time, one of the city’s most attractive residential locations.

Good to know: Covering an area of 1.6 square kilometres, the Alte Donau is roughly the size of 200 football pitches. Plenty of space, then, to draw countless sun-seeking Viennese each year to the idyllic bathing spots between the Upper and Lower Alte Donau.

But the truly lucky ones are those who do not first have to squeeze onto the U1 to make their way to the Gänsehäufel - Vienna´s most famous beach - on a hot day. Those with the water right on their doorstep can simply cycle or stroll to their favourite jetty or sunbathing spot - and make relaxation part of everyday life.

In addition to general costs and construction quality, you should therefore pay particular attention to the following criteria before buying a property in a waterside location:

  • Water views, 
  • outdoor spaces such as a balcony, terrace or garden,
  • infrastructure and local amenities, 
  • proximity to the underground, 
  • sun orientation, 
  • parking situation, 
  • and whether the property is built on freehold land or held under a building lease.

 

These are very specific factors that should be considered before purchasing a property on the Alte Donau.

 

Buying under Leasehold Land on the Alte Donau

Anyone interested in real estate around the Alte Donau will, sooner or later, come across the term “leasehold land” in relation to certain projects. In this model, buyers do not acquire the land itself when purchasing the property, but rather the land-register-secured right to own, use, sell and bequeath a property on land owned by a third party.

Particularly on the Alte Donau, where land is especially sought-after and correspondingly valuable, a building lease can be a sensible way to access a first-class waterside location.
